Wigan Landlords Gas Safety Responsibilities

If you let a property that has gas appliances installed within it, then you have three main responsibilities:

Maintenance: All of the gas pipework, appliances and chimneys or flues must be maintained safely. Gas appliances have to be serviced in accordance with the manufacturer’s instructions. If in doubt or instructions are not available, then you should ask a Gas Safe registered engineer to service them annually.

Gas safety checks: A gas safety check should be undertaken on every gas appliance and flue annually. This will ensure that the gas appliances and fittings are all safe for tenants’ use. There is a legal requirement for all landlords to have gas appliances safety checked by a registered engineer annually and you will also need to maintain gas pipework and flues even if the tenant provides the appliance.

Keeping Records: A record of the annual gas safety check being completed should be handed to your tenants within 28 days, or given to all new tenants at the start of their agreement. If the rental period of the room/property is less than 28 days – such as a holiday home – then you can put a copy of the record on display prominently within the dwelling. You must keep copies of the records of gas checks for a minimum of two years. Failing to take your gas safety responsibilities seriously can cost lives.
