The Buildings Regulations in England and Wales require installers to inform Local Authorities (LAs) whenever a heat producing appliances such as a boiler or fire is installed in a property.

The Gas Safe rules and the Building Regulations require Gas Safe registered businesses to comply with their local regulations by self-certifying any relevant appliances they’ve installed and notifying them to the LA. If you own a property, the responsibility is also yours to ensure that the Building Regulations are followed, so it is in your best interest to make sure that any installation work is notified by the engineer.

Building Regulations Certificate

Engineers who are registered to do so can notify work through the Gas Safe Register. Once the paperwork has been completed, a Building Regulations Compliance Certificate will arrive in the post within two or three weeks. The certificate actually belongs to the property itself, and so you should keep it safe as you might need it if you ever decide to sell or re-mortgage your home. Declaration of Safety Certificate

A Declaration of Safety is a certificate that is produced whenever a gas-powered flueless cooking appliance (e.g. a gas cooker or hob) is installed. These appliances are not covered in the Building Regulations, but the installer can voluntarily notify them.

The LA must be notified within 30 working days of the installation date of the new appliance. You can also contact Gas Safe Register if you want t0:

If the engineer does not notify the job within 30 days, you will need to contact them to ask them to notify it as soon as possible.
