In our gas safety inspection, a Gas Safe qualified L&W Heating engineer tests your boiler pressure; checks for unsafe emissions at the flue; checks all of the controls to make sure they are working; does a visual inspection of the boiler’s condition and then either issue you with the CP12 inspection certificate or warns you if there are any concerns about gas safety.

• If limescale has built up inside the pipework it can cause fluctuations in the hot water temperature at the taps.
• Automatic air vents can fail. If this happens you might see dripping water or limescale build-up on the outside wall.
• Blocked pressure relief valves can cause water to drip out of the vent pipe outside.
