Is Your Home Ready for Winter?

In your winter gas safety inspection, your Gas Safe qualified L&W Heating engineer will test your boiler pressure; check it for unsafe emissions at the flue; check out all of the controls to ensure they work; visually inspect the boiler’s condition and either issue you with a CP12 inspection certificate or warn you if s/he has any concerns.

If your boiler has not been used during the summer, it could break when it is first called into action for the winter. A lot of the problems that could cause a winter boiler breakdown can actually be identified during your annual boiler service. So, a service makes your boiler run more efficiently and could even save you money as gas bills rise.

Common Winter Boiler Servicing Problems

• Automatic air vents are prone to breakdown. If this happens you will see dripping water or limescale building up on the outside wall.
• If limescale has built up inside the pipework it can cause fluctuations in the hot water temperature out of your taps.
• A blocked pressure relief valve might cause water to drip from the pipe outside.
• Pump failures can be caused by a build-up of sludge. They stop the entire heating system from working at all.
• If a diverter valve has failed, your boiler may get stuck on hot water or central heating. Turning on your hot taps may make the radiators get hot, and tap water may come out lukewarm.
• If your radiators feel hotter at the top and cold at the bottom, your system may need a Central Heating Power Flush to get rid of sludge.
