Having heating and hot water when you move into a new property is essential. If the house has been empty, it may be damp and cold. So, to familiarise yourself with the system before you move in is sensible.

One of the first things to do is to find the stopcock, so if you have a problem, you can turn the water off.

Next, once you have made your first cup of tea, you can check that the heating and hot water work.

First, you must establish what type of system you have: it may be combination or conventional. If you have a combi boiler then as soon as you turn a hot water tap on the boiler should fire.

If you have a conventional boiler, you will need to look for a hot water cylinder. It is usually in an airing cupboard or smaller bedrooms. Find the boiler and turn it on with the thermostat and select a higher temperature and the radiators should start to get hot.

What if That Doesn’t Work?

If you do not have heating or hot water, there are a few things to check. On a combination boiler check the pressure it is above 1.5bar. If the pressure is too low, the system may need to be re-pressurised. Also, check it is turned on at the wall switch. If in doubt, call a professional for advice.
