Gas Safety Certificates & Records
You should get a Building Regulations Compliance Certificate when a Gas Safe registered engineer installs a heat producing gas appliance in your home and provides you with the appropriate gas safety certificates. It’s a way of informing the Local Authority of the appliance, and you should receive it within 28 days of the appliance being installed.

In England and Wales, Building Regulations require all Local Authorities to be informed when a heat producing appliances such as a boiler or fire is installed. The Building Regulations require Gas Safe registered businesses to comply by any relevant appliances they’ve installed. If you own your property, the responsibility to ensure that Building Regulations are complied with is yours, so it’s in your interest to make sure your engineer notifies any installation. A Declaration of Safety certificate is sometimes issued when a flueless gas cooking appliance (e.g. a cooker or hob) is fitted. These are not covered by Building Regulations, but they can be voluntarily notified.Gas Safety Certificates & Gas Safety Records
The documentation an engineer leaves after fitting, servicing or safety checking an appliance depends on the type of work carried out. The documentation required by law is a Landlord Gas Safety Record. It details exactly what checks the engineer has done and whether the appliances checked met the safety standards. There is a legal duty on the owners of rented residential properties to have annual safety checks done on any gas appliances provided for tenants’ use. These checks must be carried out by a qualified, Gas Safe registered engineer and the results need to be recorded on a Landlord Gas Safety Record. Copies must be provided to both the landlord and tenant.Not a landlord?
If you are not a landlord, there’s no legal requirement for registered engineers to provide documentation. In most cases, your engineer will provide you with some paperwork as it is good practice to do so.
