If you let a property that has gas appliances, you have three responsibilities:

Maintenance: All the gas pipework, appliances and chimneys or flues must be maintained safely. Gas appliances must be serviced in accordance with manufacturer’s recommendations. If you are in doubt, ask a Gas Safe registered engineer to service the appliance annually.

Gas safety check: Gas safety checks should be carried out on all gas appliances and flues/chimneys annually. This ensures the gas appliances and fittings are safe for use by your tenants. There is a legal requirement for all landlords to have gas appliances safety checked by a Gas Safe registered engineer annually and you also need to maintain all gas pipework and flues in a safe condition at all times – even if there are no gas appliances installed by you.

Records: A record of all annual gas safety checks must be given to your tenants within 28 days of the check being completed, and a copy has to be given to new residents at the start of their tenancy. If the rental period is always less than 28 days, then you can place a copy of the record on display within the dwelling prominently. You must keep copies of all records of gas checks for a minimum of 2 years.
